We have a running debate in my office touting the advantages of buying a new home versus buying a resale home. I firmly fall in the buying a new home camp(sometimes referred to as new construction homes or builder homes). Pro's and con's may vary however certain facts are undeniable. Take a look at the reasons below

Personalizing/Customization

Buyers of new homes in Riverside/Inland Empire areas are presented with the opportunity to personalize and customize their new homes. Through flooring, paint colors, cabinets and countertop selections buyers add an individual touch. Optional rooms and structural changes allow buyers to customize a home to fit the needs of their families. Flex spaces, bonus rooms, additional bedrooms are options offered by builders (within the parameters of pre-approved architectural plans). Tract homes, personalized homes built on a schedule, are not custom homes.

Buyers may select geographical locations based upon their personal needs. Some home buyers desire to reside in particular school districts, or within miles of employment or commuter systems. While others may seek larger square footage and lots at a great value.

Buyers also have the options to select homesites within the community. Cul-de-sac locations, larger sites or low maintenance sites. Traditionally sites are released for sale during phase releases however some builders allow homebuyers to select sites from any of the lots offered in the community.

New home builders offer a variety of neighborhoods ranging from mountain-top communities within a rural setting, to personalized homes in the Orangecrest community recognized for its distinguished school district. Other buyers maybe intrigued by the safety of gated communities anchored by resort style amenities. 

Energy Efficient Features & Warranties

Energy efficient features such as Low E glass, tankless water heaters and solar panels are offered by many new home builders in the Riverside/Inland Empire area. These features benefit the homeowner by providing savings on utility bills and extending the life of the homes. Each builder offers warranties on the homes from a first year "fit and finish" to a 10 year structural warranty. The warranties provide a protection for the home.

Riverside/Inland Empire new home buyers are a diverse group of buyers with a myriad of choices. Allow me to do the leg work and assist you in finding the community of your choice.
